How we approach Royal Oak projects.
By the time we arrive, many of these roofs carry a second layer and a history of spot repairs. We strip to the deck, replace the sheets the layers hid, and rebuild the roof as a system: underlayment, flashing, ventilation, and shingles specified together instead of shingles alone.
Bath fans venting into the attic are almost standard in Royal Oak houses, and they quietly ruin decking from below. Replacement day is when we fix it, ducting fans to the exterior and correcting attic airflow, so the new roof's decking stays dry from both sides.
We schedule around real life: clear start dates, protection for landscaping and drives, same-day cleanup, and a walkthrough when it is done. A roof replacement should be one loud day or two, not a season of a dumpster in the driveway.
